Who this market is for
Buyers come to this market knowing they want the lake and needing someone who knows the shoreline: which coves hold depth in a dry summer, which face the sunset, which are a long idle from open water. Sellers come with a home whose value rests as much on the dock and the water as on the kitchen.
Both expect a higher standard of marketing and discretion. Drone, 3D and from-the-water video are how I market a waterfront home, and I show homes by boat when that's the way to understand them.

The questions I'm asked most in this market, answered the way I'd answer them at your kitchen table.
How is a waterfront home actually priced?
Water first, house second. Depth at the dock, the dock itself and its permit status, exposure and view, distance to open water, and the character of the cove set the range; the house then places you within it. Two similar homes a mile apart can differ by hundreds of thousands of dollars on the water alone, which is why lake-wide averages mislead.
What do I need to know about dock permits?
Lake Murray's shoreline is managed by Dominion Energy, and docks require a shoreline permit issued under its program. Confirm the permit exists, matches what's built, and can transfer to you before closing, and ask about any pending modifications. I verify this on every waterfront purchase and sale.
Do you really show homes by boat?
Yes. Some properties only tell their story from the water, and boat-access showings are also how out-of-town buyers can see a whole shoreline in a morning.
