Who this market is for
Some people want a porch that looks at pasture instead of a neighbor's fence. Some want horses, a workshop, or simply a dark sky at night. Country property comes with a different checklist than a subdivision home, and the buyers who end up happiest are the ones who ask the checklist questions before they fall in love with the view.

What should I know about wells and septic?
Get both inspected, not just the house. A well test tells you about flow and water quality; a septic inspection tells you whether the system matches the number of bedrooms and how much life it has left. County records show what was permitted. I schedule the right inspectors as a matter of course.
Can acreage lower my property taxes?
In South Carolina, land that qualifies for agricultural use assessment can be taxed at a lower value than residential land. The rules on acreage and use are specific and set by the county assessor, so verify before you count on it. I'll point you to the right office and the right form.
How do I check access, easements and road frontage?
Ask for the plat and read it. Confirm the drive is on the parcel or has a recorded easement, whether the road is public or private, and who maintains it. A survey is worth its cost on any rural purchase.
Is there internet out there?
Sometimes excellent, sometimes not. Rural fiber has reached parts of Lexington, Saluda and Newberry counties and skipped others. Check availability at the exact address before closing, especially if you work from home. This is where Smart Home and Country Living overlap.
