How I handle your information

This site is run by Tillman Johnson, a licensed South Carolina real estate agent with Wilson Real Estate, doing business as Carolina Lake Homes. This policy explains, in plain English, what I collect through carolinalakehomes.com, why, and what you can do about it.
What I collect
What you give me. When you fill out a form, I receive what you enter: your name, email address, phone number, property address, timeframe, the market you chose and your message.
What comes with it. Each submission also records the page you were on, the site that referred you, any campaign tags in the link you followed, your IP address and your browser type. I use these to understand where inquiries come from and to prevent spam.
Spam protection. Forms are protected by Cloudflare Turnstile, which checks that a real person is submitting them. Cloudflare processes technical signals from your browser to do this, under its own privacy policy.
This site doesn't use advertising trackers or sell data to anyone.
How I use it
To answer your inquiry, prepare the home value estimate you asked for, send the Market Letter if you subscribed, and follow up about your real estate plans. I may use it to keep a record of our conversations and to meet my brokerage's recordkeeping obligations.
Every Market Letter includes a link to unsubscribe. Replies to your own inquiry come from me directly.
Who else sees it
Only the service providers that make this site work, each bound to use it only for that purpose: Vercel (hosting), Supabase (the secure database where inquiries are stored), Resend (the email service that alerts me to new inquiries), and Cloudflare (spam protection). If we work together on a transaction, information will be shared with Wilson Real Estate and with the parties that transaction requires, such as lenders, title companies and closing attorneys. I will also disclose information if the law requires it.
How long I keep it
As long as it's useful for serving you and as long as brokerage and legal recordkeeping rules require, after which it is deleted.
Your choices
You can ask to see, correct or delete the information I hold about you, or ask me to stop contacting you, at any time. Email tillman@carolinalakehomes.com or call (803) 782-1238, and I'll handle it promptly.
Security
Inquiries are stored in an access-restricted database and sent over encrypted connections. No system is perfectly secure, but access is limited to me and the providers named above.
Children
This site is meant for adults and isn't directed to children under 13. I don't knowingly collect their information.
Changes
If this policy changes, the updated version will be posted here with a new effective date.
