Who this market is for
A lot of the people I help here arrive with a start date. A new role at Prisma Health or Lexington Medical Center, an assignment at Fort Jackson, a position at the university. They need to understand a region quickly and choose well the first time, and the right answer isn't always in the city: plenty of people who work downtown live on the lake or out past Lexington.
Others already live here and are ready to move up from renting or from the starter house, or want a Main Street they can walk to. I grew up in Columbia's suburbs and went through Richland One schools. A move on a deadline gets one plan and one point of contact.

Which neighborhoods and towns should I look at?
It depends on what you value. Shandon, Rosewood and Forest Acres for older homes, sidewalks and trees close to downtown. The Vista and Main Street for condos and walkability. Elmwood Park and Earlewood for character at a lower entry price. Lexington and Irmo for newer construction, larger lots and a straight shot to the lake. Blythewood, Cayce and West Columbia each have their own trade-offs. A shortlist of three usually falls out of your commute and your must-haves.
How do school zones work here?
Columbia and its suburbs are served by several districts, including Richland One, Richland Two, Lexington One and Lexington-Richland Five, and each draws its own attendance zones, which change. I map every address you consider to the district's current zone map rather than relying on what a listing says.
What does the relocation concierge include?
Video tours of shortlisted homes before you travel, a single well-planned house-hunting trip, coordination of inspections and lenders on your behalf, and closing logistics if you can't be here. Executive relocations often get one visit; I make it count.
What are commutes really like?
Shorter than most cities, with a few pinch points on I-26 and I-20 at rush hour. The distance tool on this page shows how far each area sits from the major employers. Some that look close on the map are a harder drive at rush hour than places farther out.
